What Towson is actually like

Towson does something unusual for a suburb: it has a real center. Between the courthouse, Towson University, the hospital campuses, and the shopping district, there is enough going on that you are not driving into Baltimore every time you want dinner out.

The housing follows a pattern. Closer to the core you get apartments, condos, and smaller postwar homes on tight lots. Push a mile out and you reach the neighborhoods that define the market here: brick colonials and cottages on modest lots, most built between the 1920s and the 1950s, most updated at least once since.

Those older homes are the thing to understand before you buy. Charm comes standard. So do original clay sewer lines, aging electrical panels, and basements that were finished long before anyone thought about egress windows. None of that is a reason to walk away, but it is a reason to take the inspection seriously and to budget past the purchase price.

What holds the market together is stability. People here tend to stay put, which keeps inventory tight on the strongest blocks even when the wider county slows down.

Is Towson a good place to buy?
For a primary home with a five-year-plus horizon, it has been one of the steadier parts of Baltimore County. Inventory stays tight because owners tend not to move, which cushions the market when things slow. For a short hold, transaction costs are hard to earn back.
What should I budget for beyond the purchase price?
Most Towson housing predates 1960, so plan for at least one meaningful system in the first few years: electrical panel, sewer line, roof, or HVAC. Craig will flag which of those is likely on a specific house before you write an offer.
Are property taxes different in Towson?
Towson uses the standard Baltimore County rate, so the rate itself is no different. Bills can still run higher simply because assessed values here are higher than in much of the county. Verify the current rate and any special districts before you budget.
Does Towson University affect the neighborhoods?
It is localized. Blocks immediately around campus carry more rentals and more turnover. A half mile out, the effect mostly disappears. If it matters to you, say so early and Craig will steer the search accordingly.
